The city has many restricted zoning districts in place. It is about time that an unrestricted district is made available for development. There is an opportunity to generate money for badly needed city and state projects by taxing, selling or leasing this land at premium prices. Proximity to the airport and noise issues make this area unsuitable for quiet residential development. Allow the developers to be creative and provide services and venues not allowed in other parts of the city. High tech industrial, office, hotel and entertainment would be a great way to provide badly needed high paying jobs closer to Queens and Long Island communities reducing commuting time and distance. Unrestricted development does not mean that there would be no rules. It just makes it easier to build what is not allowed, wanted or possible in the restricted zones of the city. Environmentally friendly as well as innovative planning and design should be encouraged and required.
