I have no objection to public-private partnerships such as StyTown & Peter Cooper Villiave and Mitchell Lama. Below market rents have aplace in an expensive metropolis. However, the below-market rents must end if the person decides to retire. NYC, mainly Manhattan, has tens of thousnad of apartments occupied with retirees. If peopel want to reire, the rent restrictions should be lifted and an economic decision where to live must be made. Once a person retires, where does their replacement live?
Since apartments are not available close to work, people have to live far away from their job, making commuting far worse than wouild be the case if non-workers were stripped of below-market rents.
