MLS is the "rising tide that raises the level of all boats". Property sells for a higher price, in a shorter time, with a minimum of effort and problems with buyers as well as sellers. NY City is the last place in America to realize this. Europe has yet to learn.
The facts are that larger Brokerage Companies will sell more of the smaller Brokerage Companies' listings than vice versa. The fear that sharing with smaller Companies will cost the larger Companies sales is not true. It increases everyones sales.
Buyers save time and get exposed to all the market. The law of supply and demand says that if supply is static, which it is, and demand increases through MLS, prices will increase and time will decrease.
Congratulations to the leadership in NYC.
