One aspect that you neglected to mention is the lack of available financing. Lenders are scarce these days. Maybe the reason we see so many foreigners stepping in is not only that the exchange rate makes U.S. property a bargain but also because they either can afford to pay all cash or can get financing from sources in their own country.
