Studio 445607/519 = 858.5877 per sq ft

1BR 705439/765 = 922.1425 per sq ft

Diff is 63.55482 per sq ft

However sq footage claims in Manhattan can be somewhat, ah, inventive. Some years back I went to look at an open house 2 BR that was claimed to be 1600 sq ft. Doubt it was much more than 1100 sq ft - apt was diamond shaped and they multiplied the diagonals, not the sides. I've seen sq footage claims where they add the pro rata share of the common areas (this seems to be a relatively common trick). In others, since higher apts are usually setback, they add the air space around the apt as if the apt were not set back.

I thought that the average studio sold for $519 per square foot, not that the average studio is 519 square... [MORE]
