Report: Sales Prices Surge for Manhattan Townhouses

The average sales price of a Manhattan townhouse has soared in the past decade, a new report says, almost tripling between 1997 and 2006.

The average price for a townhouse — a building with between one and six units — climbed from $1.6 million to more than $4 million, according to the report, released yesterday by the appraisal firm Miller Samuel and the brokerage firm Prudential Douglas Elliman.

While rising at a rapid rate, prices climbed at a slower pace than Manhattan apartments, according to numbers from an earlier report from the same two firms, as the average co-op and condo sales price more than tripled.
