Last March, another apartment in this building sold for $10,000 more than the asking price despite the fact that it faced a brick wall, the TRP Properties broker who represented the seller, Lisa Abrams, said.

THE GUY NEXT DOOR It was easy for a Citi Habitats broker, Brady Titcomb, to show off this apartment, since he lives in the same building. The unit sold within a week, after only four people saw it. Price also contributed to the speedy sale – maintenance fees are only $372 a month. There was one problem, however: the carpet. The owner had lived there for more than two decades, and it needed replacing. “The apartment had a lot of potential,” Mr. Titcomb, who represented both buyer and seller, said. “Anyone who could look beyond what was there with the carpet and everything could really see that.” Luckily, Mr. Titcomb’s proximity came in handy. When the seller didn’t have time to replace the carpet before moving out, Mr. Titcomb called his super. Within 10 minutes, one of the building’s 28 staff members was tearing out the carpet, and another was installing new light fixtures.
