The Internet division of Time Warner announced it was moving its headquarters to 770 Broadway at Astor Place, from Dulles, Va. The company signed a 15-year lease for more than 152,000 square feet on the fourth and fifth floors. It is relocating 400 employees from 75 Rockefeller Center to the new office space.
FORECLOSURE NUMBERS SURGE
The number of foreclosures in the city in August increased 30%, according to data from Realty-Trac. Brooklyn was the hardest hit, with 1,032 foreclosures, up from 822 in August 2006. Queens saw 1,121 new foreclosure filings in August, compared with 572 at that time last year, and the Bronx had 452 foreclosure filings, up from 289. Staten Island was the only borough that saw foreclosures drop, with 240 foreclosures filed this year, down from 246 last year. In Manhattan, which has largely been isolated from the subprime market woes, 79 foreclosures were filed in August, an increase of 17 over last year.
MACKLOWE IN MONEY CRUNCH
Harry Macklowe increased his mortgage on the GM Building by $500 million this week in a bid to raise additional cash to help service $3.5 billion in short-term debt due in February. The developer is seeking to refinance his $7 billion purchase of eight office buildings from the Blackstone Group. Mr. Macklowe has reportedly hired Perella Weinberg Partners to raise capital to refinance the debt and is looking to sell at least $1 billion worth of property.
SOLOW TO BUILD AT CON ED SITE
Sheldon Solow is finally moving to build on a 9-acre site just south of the United Nations along the East River. The developer, who bought the property in 2000, is planning to build six towers at the site, which is the largest privately owned piece of developable land in Manhattan. The plan calls for more than 5 million square feet of new development, including upward of 6,100 units of housing.
PARAMOUNT PUTTING TOWER ON THE BLOCK
Paramount Group is marketing a 47-story office building at 1177 Sixth Ave., across the street from Rockefeller Center. The broker is Eastdil Secured and the price tag could reach $1 billion. If the 1 million-square-foot building reaches that mark, it would be the first such mega-sale in four months.
NEW HEAD FOR DOWNTOWN ALLIANCE
Elizabeth Berger was appointed yesterday as president of the city’s largest business improvement group, the Alliance for Downtown New York. She succeeds Eric Deutsch, who left the post in June.
