GOOD THING, LITTLE PACKAGE This 3,000-square-foot, four-story townhouse sold for far less than would be expected because of its narrow width – a mere 13 feet. The building, which was originally a rooming house, is in a Harlem hot spot below 125th Street between Adam Clayton Powell and Frederick Douglass boulevards near the Mount Morris Historic District. The seller was renovating the small structure when he ran out of money and decided to sell it. The deal took a year to close because the seller had a lien against the property and had to negotiate a deal with the bank to satisfy the mortgage, said his broker, Shimon Shkury of Massey Knakal. Evelyn Bond of the Mazzeo Agency represented the buyer, a Queens developer who plans to gut-renovate and make the townhouse into a four-family condominium or rental building.

BABY BOOMERS The family who sold this 1,780-squarefoot apartment had three babies in a span of one year and are moving into a larger rental downtown.


A couple from Atlanta who have grown children are buying the apartment, which was once a Shakespearean theater, and plan to do a gut-renovation. The space, which is very wide and deep, boasts 12-foot ceilings, exposed brick walls, and oversized windows.


The Hell’s Kitchen neighborhood near Ninth Avenue is steps from the theater district and the restaurants and stores of Midtown.
Lawrence Comroe and Tony Oakley had the exclusive listing, and Millie Perry represented the buyers. All three agents are from the Corcoran Group.
