MOVING ON UP The buyer of this 1,400-square-foot apartment is a broker who sold her home in Westchester for a large profit and traded up for Manhattan digs near tony Sutton Place. The apartment, which boasts a master bathroom with a separate stall shower and Jacuzzi, walk-in closets, herringbone floors, and high-end appliances in the kitchen, has already increased in value since the deal was struck several months ago, the exclusive broker, Phyllis Stadler of Dwelling Quest, said. “The same apartment would now sell for $1.2 million to $1.3 million,” Ms. Stadler said. The sellers were a couple expecting their first baby who relocated to Massachusetts.

TOO BIG FOR ONE This family-friendly pre-war apartment was kept in excellent condition by the seller, a divorced woman with grown children who decided to downsize.

The approximately 2,500-square-foot apartment has a marble foyer, formal dining room, Park Avenue views from the living room and master bedroom, wood-burning fireplace, large closets, and a maid’s room with washer and dryer.

A second maid’s room was converted into a spacious windowed breakfast room. Among the charming details are oversized windows, herringbone and parquet hardwood floors, and built-in cabinets enclosing in-wall air conditioners.

The apartment also has modern touches, including an in-wall stereo system and multi-line telephones. The pet-friendly building features a gym, large private storage space, and a bike room. The buyers, a family with young children, relocated from the Upper West Side to be closer to the neighborhood’s excellent schools, including P.S. 6.

Marilyn Wexler of Douglas Elliman represented the buyer.

THE SECRET GARDEN There isn’t a bad view to be had from this brownstone. The large bay windows in the bedroom of this 700-square-foot apartment look out on a spacious secret garden in the backyard. The oversized arched windows in the living room overlook one of the most beautiful tree-lined streets in Chelsea.

The buyer, a middle-aged man, was attracted to the newly renovated pre-war walk-up with a floor-through layout because of the apartment’s features, including the living room’s hardwood floors and exposed brick walls surrounding a wood burning fireplace. The bedroom also has an exposed brick wall and California closets.

“It’s a great, great apartment,” said the seller’s broker, Fredrik Eklund of JC Deniro & Associates. Caroline Grane, also of JC Deniro, represented the sellers, a couple with a young child who moved to a bigger apartment in Brooklyn. The buyer’s broker was Wendy Jodel of Citi-Habitats.
