One of seven units within this five-story walkup apartment building may be used as a pied-a-terre for its new owner, a woman in the medical profession. The building, located between Central Park West and Columbus Avenue, is about 7,240 square feet in size, and includes seven residential units. Three of these apartments are rent-stabilized, three are free-market, and one is vacant.


Although the 20-foot-wide building was built in the late 1800s, extensive renovations have made it as good as new, said Meyrick Ferguson of Massey Knakal, who represented both parties in this all-cash transaction.


The seller, a Manhattan investor, put more than $600,000 toward upgrades, including the complete replacement of all the mechanical systems in the building, and a new roof and sewer line. Four of the units have been renovated.


There is a duplex apartment taking up a portion of the ground floor and basement, with five bedrooms and three bathrooms. There is also a studio and a one bedroom apartment on the ground floor, and the rest of the floors are set up as one bedroom apartments.


The building has original details, including stairwells, wooden doors, fireplaces, and ceiling moldings. The buyer liked the location and the condition of the building.


“The property is located in an extremely desirable location, steps from Central Park,” Mr. Ferguson said. There were more than 30 offers for the building during the four months it was on the market, Mr. Ferguson said. “There was pretty good activity. It’s on a great block.”

The large windows in this 625-square-foot apartment let in excellent sunlight all day long through southern and western exposures, which is exactly what the buyer was looking for as he traded up from a cave-like dwelling.


“This apartment is a lot more sunny than other apartments in this price range,” said Cornelia Dobrovolsky of the Corcoran Group, the seller’s broker. She said the buyer particularly liked the bright, cheery, and cozy feel of the apartment, which is on one of the nicest blocks in the neighborhood. The turn-of-the-century building features a great lobby, and the apartment is full of pre-war details including a gracious foyer, 10-foot ceilings, and hardwood floors. All the rooms face a tree-lined block, with partial views of Riverside Park. The kitchen, which opens into the living room, is tiled like a black and white checkerboard.


Frank Torre, also of the Corcoran Group, represented the buyer, a single man who is a perfumer.
