ATYPICAL PRE-WAR
Located in a pre-war building, this condo is actually fairly nondescript, after a gut renovation of all the units left them void of typical pre-war details. But despite the less-than-charming interior, apartments in the building are in high demand.
“Pre-war condos are rare,” said Greg Kammerer of the Corcoran Group, who represented both parties in this transaction. “There are only a handful on the Upper West Side.” The saving grace for this building, however, is “a really nice lobby,” Mr. Kammerer said.
This 900-square-foot apartment isn’t without any nice touches, however. While it lacks decorative moldings, it features oversize windows with northern and western exposures, a windowed kitchen, marble bath, and hardwood floors. The well designed floor plan has a split bedroom layout.
The buyer is an investor who will renovate the apartment, which he bought in an estate sale, and use it as a rental property. The building offers a fulltime concierge, doorman, and live-in superintendent.

WORTH A MINT
This mint condition 1,200-square-foot apartment features a terrace, built-ins, blonde parquet floors, brand new carpeting, an updated kitchen, renovated bathrooms, and excellent closet space. The huge walk-in closet off the living room is so big that in other, similar apartments in the building, owners have converted the closet space into a small dining area. Each room has northern exposures and sunny, open city views.
“This was a pretty apartment,” said the seller’s broker, Eugenia Foxworth of Coldwell Banker Hunt Kennedy. She said that she has sold many apartments in this 12-story postwar building, and this unit went for the highest price ever among similarly sized units in the building. Other apartments that weren’t in such good condition have sold for $710,000, Ms. Foxworth said.
This doorman building has a live-in superintendent, and is located within walking distance of Central Park, museums, galleries, and restaurants. Diane Kramer and Jo Siegel of MLB Kaye International Realty represented the buyers, a young couple with a baby. The seller owns another unit in the building and used this apartment as a pied-a-terre.

The apartment was renovated last year with hardwood maple floors and marble baths. A separate laundry area houses a washer and dryer.
The buyers, a couple expecting a child, were drawn to the uniqueness of the apartment, the neighborhood’s proximity to private schools, and the park down the street. The sellers, a couple with a growing family, are moving to Long Island in search of more space.
The apartment sold for the going rate in the neighborhood, according to the seller’s broker, Robert Rosa, of Dwelling Quest. This condo is one of 164 units in the 39-story Channel Club building, which offers a doorman, health club, pool, and sun deck. Ralph Lowenstein of Bellmarc represented the buyer.
