This 1,150-square-foot triplex is in excellent condition, with a new custom kitchen, hardwood floors, great closet space, and a washer and dryer. The first floor has a brand-new kitchen, and there are two ample bedrooms on the second floor. The third level has an open loft space for a third bedroom, with sliding glass doors leading out to a private terrace. The terrace offers southern exposures and panoramic views of Lower Manhattan, the Statue of Liberty, and the harbor.

The buyers came in and fell in love with the apartment, said Patricia Neinast of the Corcoran Group, who represented the sellers along with Kelly Neinast. “They loved everything,” she said. “It’s a great place.” Joseph Fuer, also of the Corcoran Group, represented the buyers, a couple with a child who relocated from Manhattan. The sellers, a couple with a small child, are moving to New Jersey.

NICEST APARTMENT EVER SOLD

According to the buyer’s broker, David Feldman of Citi-Habitats, renovations are notoriously hard to come by in the historic Rosario Candella building. The extensive work that the seller was able to do added tremendous value. “It’s the nicest apartment I’ve ever sold,” Mr. Feldman said. “It looks like it’s right out of Architectural Digest.” In addition, Mr. Feldman described the building’s financials as “bulletproof,” resulting in reasonable monthly charges. The buyer, a single woman, had looked at more than 30 apartments before deciding on this one, drawn to the size and great condition of the unit. The 1,200-square-foot apartment features renovated bathrooms, 10-foot ceilings, and central air. The seller was a single woman who decided it was time to find someplace new.
