FREE MARKET In an unusually quick sale for the central Harlem area, a newly renovated apartment building with 21 units, all free market, sold to a Queens investor for $3.4 million in cash.


“Usually it takes at least six months for a multiple-unit apartment building to close,” a broker with Massey Knakal, Andrew Salomon, said. Mr. Salomon represented both seller and buyer along with Shimon Shkury, a partner at the firm.


Because of overwhelming interest in the building, the sellers had to impose a bidding deadline. “It’s very, very rare to put a bidding deadline on a Harlem property above 135th Street,” Mr. Salomon said. In fact, he said this was only the second time he’s done it.


UPPER EAST SIDE

EIGHT BLOCKS NORTH A 56-year-old lawyer will be getting more for her money. Within three weeks, she bought a 1,750-square-foot condo in the Richmond, then sold her 1,450-square-foot condo located eight blocks south.


“She’s gaining 300 square feet but paying almost the same amount of common charges and taxes,” a broker for Citi-Habitats, Victoria Rong, said.


The lawyer’s new apartment has windows on two sides, an eat-in kitchen, a Jacuzzi tub, and a formal dining room. The only thing the building doesn’t have is a gym, which the buyer decided she could live without.


Ms. Rong also represented the young married couple who bought the Oxford apartment. Carol Holder of the Corcoran Group represented the seller of the Richmond condo.

ART DECO It’s no accident that the seller of this one-bedroom was in the fashion industry and the buyer was an architect. The apartment is in a newly restored art deco co-op built in the 1930s. The lobby was renovated but kept intact, not updated to a modern style.


“It’s really gorgeous,” a J.C. DeNiro & Associates broker, Andres Pellot-Ramos, said. The apartment has beamed ceilings, a windowed kitchen, and a large bedroom with a walk-in closet. Mr. Pellot-Ramos represented both the buyer and the seller.
