BIGGER AND BETTER Outdoor space seems to be a theme this week – perhaps buyers are already dreaming of summer weather. The residents of this building have access to a 2-acre garden, a J.C. DeNiro broker, Steven Kopstein, said.


This 900-square-foot unit has both northern and western exposures, and it’s about to become bigger and better. The buyer is a next-door neighbor who plans to knock down the connecting wall, Mr. Kopstein said. He has two grown children and wants to create a family gathering space.


The seller is “a semi-famous ballet dancer” who has owned the apartment for 20 years and used to walk to performances at Lincoln Center. The dancer wanted to downsize; he’s moving to a studio in the West Village, said Mr. Kopstein, who represented both buyer and seller.

NOTHING LIKE IT On the surface, this is a “cookie-cutter” second-floor one-bedroom, a Dwelling Quest broker, Jeff Silverstein, said. It’s about 600 square feet in size, with an open kitchen and stainless-steel appliances.


But it also has a large deck overlooking a private garden, which is the same size as the apartment itself. The first floor is unoccupied retail space, so the buyers have the backyard to themselves.


Since the buildings on 11th Street also have private yards, there’s a lot room for the sun to shine in. “You have this overlook that you can sit on and have coffee in the morning, and look out over the backyard,” Mr. Silverstein said. “It was so unique. I’d never seen anything like it.”


The buyers liked it so much they were willing to wait months to close the deal. They signed a contract in spring, a week after the apartment was listed. But they couldn’t move in until this month because the previous tenant’s lease ran through October, Mr. Silverstein said.

FIT FOR THIS BUYER For a 1,000-square-foot unit costing less than $700,000, this unit took a while to sell. That’s partly because a previous deal fell through, the City Connections broker who represented the buyer, Avi Lasri, said.


It’s also because of the neighborhood, according to Warburg broker Stephen Klym, who represented the seller with his colleague Karen Holland. “The neighborhood requires a buyer who understands what it has to offer,” Mr. Klym said. “The services in the area are not as solid as someone who had a lot of kids would want.”


The buyer was a commodities trader, Mr. Lasri said, who purchased the apartment for his daughter, a student at the Fashion Institute for Technology.


The apartment used to be two separate studios, so it has two bathrooms. One of the kitchens was converted into a home office, which could also be used as a walk-in closet.


“They loved it right away, for the proximity to school and for the building,” Mr. Lasri said. “The building is in great shape.”
