TIMELY AFFAIR A seven-story mixed-use building just sold at 37 W. 56th St. for $10.2 million. The buyer, a Manhattan developer who also purchased the three buildings directly east of no. 37, is planning a 14-story residential condo development for the site. The property was on the market for about two years. The initial asking price was around $7 million but increased over the period as the neighboring buildings were purchased. The buyer needed the property for his development and so was willing to pay the premium, according to broker Josh Goldflam of Besen and Associates. With the price of the property at $500 per buildable square foot, which is considered high for the area, the owner, Antonio DiSaveri, took the chance to sell.

14 E. 33rd St.
One-bedroom condo
Asking price: $1.6 million
Selling price: $1.5 million
Time on the market: two months
MODEL SALE A one-bedroom condo at 14 E. 33rd St. sold recently for $1,475,000. It was a case of love at first sight for the new owner, a model and the mother of two young children.
The 1,841-square-foot corner apartment, which features two bathrooms, southern and eastern exposures, hardwood floors, and high-beamed ceilings, was on the market for about two months. The purchaser decided she just had to have it after a single, 20-minute viewing, and outbid three others before her offer was accepted, according to broker Yury Holohan of JC DeNiro & Associates.
It’s the second sale in the building for the busy broker. She closed another apartment four floors below last week, for $1,325,000.
The new owner, a young attorney, plans to gut the place over the next few months.
