The buyer, a single man in his 30s who works in the financial services industry, is the owner of the neighboring unit. The sellers are two married physicians who had purchased the apartment from the sponsor about four years ago, according to listing broker Ross Gadye of Brown Harris Stevens. They’re moving their practice to Atlanta and needed to sell.


The new owner plans to combine his two holdings to create a spacious three-bedroom, three-bathroom pad, according to Joe Testone of Bellmarc, who represented the buyer. Mr. Testone said that the two apartments, with a combined space of about 1,750 square feet, are worth more together than apart. “His original apartment was pretty amazing,” the broker said, “but the combination of the two will be a really spectacular space.”

PANORAMIC VIEW A two-bedroom, two-bathroom co-op at 161 W. 16th St. closed this week for $2.25 million.With three exposures, a wraparound, and a 700-square-foot setback terrace, the 1,200 square-foot apartment on the 17th floor has “extraordinary skyline views of Midtown and downtown, including the Empire State,Chrysler,and Metlife buildings,” Mindy Diane Feldman of Halstead, who represented the seller, said.


The apartment had never before been offered on the resale market.The building was converted in 1989,and the sellers have owned it since. The empty nesters decided to sell now that their daughter has grown up and moved out. They have a home on Long Island and will spend some time traveling. The buyers are a couple in their mid-30s who are engaged to be married and currently live in the same building. Richard Ingenito of Bellmarc represented the buyers.

RENOVATOR’S DELIGHT A 950-square-foot one-bedroom, one-bathroom co-op apartment at 411 West End Ave. has sold for $675,000. It needs a bit of work, apparently. “Everything needed everything,” Sandy Tannenbaum of Bellmarc, who represented the buyer, said. But with a sunken living room, good square footage, a large kitchen, and lots of light, the important features are all in place.


The new owner is a 23-year-old woman. Ms. Tannenbaum was clever enough to introduce her to the residents of a sixth-floor apartment in the same building who happen to be renovating. They’ve agreed to sell all their old kitchen supplies – a refrigerator, dishwasher, oven, and microwave – to their lucky downstairs neighbor. The fourth-floor apartment has no view but is very quiet, according to the broker, which suits the new owner, who works from home. The sellers are a couple in their late 30s who are moving over to the East Side after just having had a baby boy.

FAMILY AFFAIR A 900-square-foot one-bedroom corner apartment with an enclosed terrace at 20 E. 9th St. has sold for $800,000. The seller was an elderly woman in her 80s. She plans to move in with her sister on the Upper East Side, according to Wendy Sarasohn of Corcoran, and will also be sharing an address with her daughter, a top designer, who lives in the same building.The new owners, a couple in their 40s, had lived in the same building in an apartment owned by one of the pair’s parents. They moved because they wanted an apartment of their own. Jewel Buff of Prudential Douglas Elliman represented the buyer.

SISTER ACT A two-bedroom, oneb-athroom co-op at 165 W. 66th St. closed this week for $740,000. The 1,000-square-foot 17th-floor apartment has “wonderful city and river views,” according to Susan Krupp of Bellmarc, who represented the seller. It had previously been home to two sisters in their 20s. After one got married and moved out, the other decided to sell, moving into a nearby studio. The buyers were a downtown couple in their late 20s who plan to raise a family and need some extra space. Nancy Rueth of Bellmarc represented the buyer.
