MODEL CONDITION A one-bedroom, one-bathroom condo at 125 E. 12th St., on the market for just 10 days, has sold for $800,000, $51,000 above the asking price. The 754-square-foot, 3rd floor apartment was purchased by a 19-year-old “supermodel” from Canada, according to Linda Chen of Corcoran. The seller was a single woman who had lived in the unit for the last 17 years and is moving to a slightly larger apartment nearby.


Ms. Chen said that there was a lot of interest in the property and that multiple offers were submitted.The successful purchaser knew that interest was strong and decided to make a high preemptive bid to ensure she came out on top. She liked the location, “perfectly situated” right off Union Square, and the fact that it felt bigger than it actually was – a result of the high, 12-foot ceilings.”A lot of comparable stuff that she had seen felt much more claustrophobic,” Ms.Chen said. Jared Seligman of Citi-Habitats represented the buyer.


UPPER EAST SIDE
186 E. 80th St.

OPEN VIEW A 400-square-foot studio apartment at 186 W. 80th St. sold recently for $430,000. The sale represents the highest price ever paid for a studio in the building, according to Maureen Donaghy-Williamson of Halstead, who represented both parties. A studio in the same line on a higher floor had sold for less only a few months earlier. The small apartment has an open view over Amsterdam Avenue and is decorated in a modern, minimalist style.


Ms. Donaghy-Williamson, who lives across the hall on the fifth floor and who has been neighbors with the seller for 10 years, had initially been working with buyers living in London.They flew in for the weekend, saw the apartment, put in an offer of $425,000, and flew back out again. She later got a call from a Californian woman, who runs an online fashion company and is frequently in New York, saying she was desperate to see the place.


“I was reluctant to show it,” the broker said. “I said to her that we have an offer, and unless you can go higher I don’t want to waste the seller’s time.” The woman was adamant, and after seeing the apartment she put in an offer right there and then – for $5,000 more than the standing bid. The seller, keen to finalize the transaction, agreed and the contract was signed a week later.


EAST VILLAGE

IN THE NEIGHBORHOOD A one-bedroom, two-bath condo at 107 Avenue A, right by Seventh Street and next to Tompkins Square Park, sold recently for $640,000.The 751-square-foot apartment, which has views of the park, was one of 10 in the pre-war building which had been gut renovated last year.


The buyers were a young couple who had lived only a couple blocks away on St. Marks Place and love the neighborhood. They were searching for a condo and felt that the price of this unit was particularly reasonable.


“It’s one of the few, or perhaps the only condo around with one bedroom and two bathrooms for below $700,000,” Lauren Powell of Corcoran, who along with Glenn Schiller and Georgine Paulin were the primary brokers involved with the development, said. The apartments hit the market in September last year and have all since been sold.


BROOKLYN HEIGHTS

DOUBLE-HIGH CEILINGS A one-bedroom, one-bathroom condo loft at 55 Poplar St. in Brooklyn Heights closed last week at $725,000. The 959-square-foot duplex apartment has double height, 15.5-foot ceilings, a lofted mezzanine, and large picture windows overlooking the Brooklyn Bridge and the East River, according to Michael Connolly of Halstead in Manhattan. The sellers are a couple in their 30s who are moving to a townhouse in Windsor Terrace, southwest of Park Slope. The property was purchased by a man from the West Village. He’ll be sharing the space with his girlfriend – Kristin Yorke of SDB Residential – who was also his broker in the transaction.
