Everything seemed on track for the sale of this Gramercy apartment. A buyer was excited about new digs. A contract had been signed. Then, the coop board hiked the maintenance a whopping 23%. The purchaser, said Corcoran Group broker Ernie Goldberg, had signed the contract before the steep maintenance hike. Although the contract had been signed, the buyer could have purposefully sabotaged her board interview. But the buyer still wanted the apartment and the brokers were motivated to sell it. To make sure the deal didn’t die, the brokers negotiated an adjustment in the sale price of “several thousand dollars.” “Let’s put it this way,” Mr. Goldberg said, “We all compromised a little to make the deal happen.” The publicist will be living in an apartment with a brand-new kitchen and bathroom.
