Luxury Development Is Eastern Queens’s First in 20 Years

The first luxury rental building in more than two decades is opening next month in eastern Queens, and the developers are hoping to capture young urbanites searching for some suburban normalcy in their lives.


“Personally, I am hopeful that we will pick up some of the Manhattan crowd because, for the money, you get space, views, and amenities that you could never find in the city,” said Stephen Benjamin, a principal of the Dermot Company, which is developing the two 14-story towers to be opened to tenants in the Kew Gardens Hills section of Queens next month.


On 5.5 acres of landscaped greenery, the development has cityscape views, gated courtyards with fountains, a rooftop sundeck, a 4,000-square foot fitness center, and a multimedia lounge with a DVD player and plasma TV. There is also a 24-hour concierge and a 460-car garage on the gated premises.


For those tenants turned off by the 15-minute walk to the F subway stop, there is a free shuttle bus, and the developers are considering extending the service into a daily round-trip to the city for commuters.


Monthly rent for one-bedroom units in the 388-unit development will range from $1,348 for 600-square-foot units to $1,531 for 786-square-foot units. Rent for a 715-square-foot penthouse is $1,880 a month. Two-bedroom apartments range in price from $1853 for an 825-square-foot unit to $2261 for a 1,152-square-foot apartment and $2,481 for the 1,590-square-foot two bedroom duplex. The three-bedroom units cost $2,722 for 1,266 square feet and $2,861 for 1,463 square feet. For $3,443, renters can have a 1,572-squarefoot duplex. There are also some studios. The 410-square-foot units cost $1,059 a month and the 600-square-foot studios are $1,316 a month.


“These apartments are cheaper than could be found in the city, Williamsburg, Brooklyn, or even Long Island City, Queens, and it comes with far more land and amenities,” Mr. Benjamin said.


The units, which boast stainless steel appliances, Corian countertops, Internet access, Parquet floors, and over sized windows, also have oversized living rooms that can be subdivided among tenants.


The development is situated midway between downtown Flushing to the north and Jamaica to the south, and is surrounded by Queens College and St. Johns University. The area has not experienced many large-scale development projects, although eight blocks to the south the city’s Health and Hospitals Corporation is seeking to redevelop Queens Hospital Center with a mixed-use building, high school, and seniors’ residence.


The community consists largely of Queens natives and Orthodox Jewish residents, and the developers included a number of amenities to suit the Orthodox community, including timer-controlled appliances, ranges with self-cleaning ovens, and double sinks.


In addition to the rental units, the Opal, which has its own leasing office, has 12 townhouse condominiums for which ground should be broken late next year, Mr. Benjamin said.


“Our units are awesome for the money, where tenants can have brand-new apartments with state-of-the-art amenities, suburban benefits, and all at an affordable price. However, if they come out to us, it all comes down to money, because you are making certain sacrifices,” Mr. Benjamin said.
