The buyers, parents who were buying for their college graduate son, fell in love with the apartment, with its pass-through kitchen, granite countertops, marble bath, and hardwood herringbone floors. The unit also came with custom-made cherry wood built-ins, a wall of windows, and two entrances to the terrace. The 72-story building has only three floors with terraces. “It is unusual to find a small apartment that has a large, usable terrace,” said Olya Neville of the Corcoran Group, who had the exclusive. The seller, who had been renting out the apartment as an investment, received six bids after a single open house, and he picked the buyer the same day.

The young couple, who were expecting with their first child, bought this 1,375-squarefoot apartment, with two large bedrooms and two full baths on a high floor, because it is zoned into Manhattan New School P.S. 290.The noteworthy school, which is exempt from the city’s mandatory curriculum and specializes in writing, is a boon to the neighboring real estate market, said Fred Taubner, an agent at Bellmarc, who represented the buyers.
The apartment, listed by Douglas Elliman agent Jacky Teplitzky, is on the corner of First Avenue and has exposures to the south, east, and north, and a large dining room that could be converted into a third bedroom.
The listing was on the market for three months because the sellers, an elderly couple moving to a gated community in Westchester to be near their grandchildren, needed a delayed closing while their home was being built.
“We had to find the right buyer who didn’t need the regular 90-day closing and could wait for the house to be finished,” Ms. Teplitzky said.

The sellers were a family who moved to a larger apartment. The listing brokers were Mark Policarpio and Fredrik Eklund JC DeNiro & Associates, and the buyer’s broker was Tracy Davidson of Struck Realty.

This 1,250-square-foot apartment is a steal for a young couple. The newlyweds who sold the unit, which was on the top floor of the building and boasted picture frame windows, original moldings, and pocket door details, bought it four years ago for $40,000.The buyers were also a young couple with a 3-year-old son, and had been renting in Park Slope.
“I’m on a major hunt for more apartments in Ditmas Park because it is perfect for young couples,” said the exclusive broker on the deal, Katie Roche of Halstead. “It is a safe neighborhood and is actually something young people can afford.”
The buyers were a teacher at Erasmus High School and his lawyer wife. The sellers, a history professor at Brooklyn College and his wife, who owned a dance company, moved to Burlington,Vt.
The renovated apartment is a 15-minute walk to Prospect Park, and has parquet wood floors throughout, 10-foot ceilings, and windows on all sides. The pre-war building is adding a roof deck, has a flexible board that requires a 10% down payment, and allows homeowners to rent out rooms.
