A marketing executive rejected the chance to shorten his commute to Queens by leaving behind an assortment of East Village restaurants and theaters. The buyer, a single man, had been renting in the area for the past three years and snatched up the 750-square-foot unit in a six-story brownstone because of its proximity to the subway and its view of a small neighborhood park, his real estate agent, Citi-Habitats agent Penelope Giaouris, said. That it was within walking distance to Prune, The Tasting Room, and the Sunshine Theater was an added bonus. The apartment also boasts high ceilings, exposed brick, a decorative fireplace, and pre-war moldings. The sellers are a couple living in Minnesota who were renting to a friend and decided to sell because of the hot market, according to their broker, Jeff Silverstein of Dwelling Quest.

NO KIDS, NO PROBLEM


These newlyweds went where other couples couldn’t – up four flights of stairs to a charming apartment off Prospect Park. While the apartment, which boasts a renovated kitchen, high ceilings, exposed brick walls, and hardwood floors, excited numerous young couples, most had children and could not face the daily struggle of tugging strollers up the flights of stairs, said the exclusive broker, Cindy Whiteside of the Corcoran Group. “For these guys just starting off their lives, this apartment was perfect for them,” she said of the 1,000-square-foot unit that has easy access to the subway on Ninth Street. The buyers, a teacher and a journalist, are in their 30s and had been renting in Boerum Hill. The sellers of the apartment had relocated more than a year ago to Colorado, and after realizing they were unlikely to return, were required to sell the apartment by the co-op board.


WEST VILLAGE


45 West 10th Street
Three-bedroom, three-bath cooperative
Asking price: $2.2 million
Selling price: $1.96 million

MAN’S BEST FRIEND


A married couple with two new cocker spaniels purchased a larger apartment to meet the needs of their growing family. They took the plunge when they saw a 1,800-square-foot apartment around the corner from the two-bedroom they had been living in for eight years, which has a 36-foot expanse of windows facing south, giving the apartment a loft-like feeling, said Lisa Rilroy of Douglas Elliman.


The couple, a litigator and nurse practitioner, liked the apartment for its location on a tree-lined street in the P.S. 41 school district and the nearby community garden with its view of Greenwich Village. The apartment also has a full-time doorman and a sound-proof bedroom.


The sellers are a couple who work in the computer business and their three children. They had renovated the apartment after combining two separate apartments. They are moving to New Jersey to be closer to the wife’s family, said the listing agent, Lia Troy of Halstead Property.
