THREE IN ONE A one-bedroom condo in a pre-war building at 317 E. 18th St. just sold for $510,000. It’s apparently a popular address – two other studios in the same building have changed hands in the last two months.
One of the biggest draws, according to broker Lisa Strobing of Bellmarc Realty, was the lack of a co-op board, which made the sale process much simpler. All three apartments were owned by the same vendor (who also owns several others in the building) and each was renovated prior to sale.
One of the previously sold studios, which Ms. Strobing described as “really tiny – like a hotel room,” netted the vendor $255,000. No doubt the view – open with a northern exposure toward the Empire State Building – helped seal the deal.

GOLD COAST GEM A co-op on 26 E. 10th St. at University Place has just sold for $885,000. The buyer was a young woman who, according to broker Jay Molishever of the Corcoran Group, found herself drawn back to the charming second-floor corner apartment after being the first to see it.She’s in good company.
The building, a pre-war, Moorish-Deco-style establishment known as the Beaucaire, is favored by such celebrities as Susan Sarandon, Richard Gere (a former board president), and Edward Norton (he’s currently renovating the apartment he bought from Mr. Gere).
But according to Mr. Molishever, the new owner wasn’t captivated immediately. “Almost every man I brought there reacted, ‘Wow, what great windows, it’s a front-row seat on the city,'” he said via e-mail. “[But] almost every woman said she thought she was in a fishbowl and that it was too exposed.” Not every woman, mind you. Only the “pretty” ones, apparently.

HEALTHY INVESTMENT A six-story, 21-unit medical building at 247 Third Ave. in Manhattan has just sold for $13.5 million, or $484.81 a square foot.The sellers were a group of seven doctors, many of whom worked in the building, who partnered in the 1980s to buy and develop the property.
According to broker Christoffer Brodhead of Massey Knakal Realty Services, the team was tired of the real estate game, conceding that perhaps they were better as doctors than investors. “But despite what they say, I think they did really well,” he said.
The purchaser bought the 27,856-square-foot property as an investment, but the building has substantial air rights, with the potential to be rebuilt or developed in the long term.
