GRADUATION PRESENT It’s rare to find a two-bedroom unit in a full-service, west Chelsea doorman building for less than $1 million, a broker at JC DeNiro, Brian Kelley, said. The sellers, a married couple, bought the condo before it was constructed two years ago. They were entitled to tax-free capital gains of up to $500,000, Mr. Kelley said, and they wanted to cash out.

TWO FOR ONE This loft was originally a duplex, and a previous owner combined two apartments into one 4,100-square-foot unit. The buyers, a couple in their 60s with one grown daughter, recently moved from Colorado. “They have a lot of big furniture, and they were coming from this big house in Denver, so they wanted a lot of space,” a broker at Prudential Douglas Elliman, Alexandra Bellak, said.
On the first floor, there is one bedroom, the kitchen and dining areas, and a living room. The second floor has another bedroom and a huge office space, which the buyers plan to turn into a master bedroom. A stairway with 21-foot ceilings links the two floors. Three other owners share the building. Douglas Elliman brokers Maria Lopez and Aela Morgan represented the seller, and Ms. Bellak represented the buyer.
The buyers purchased the apartment for their daughter, a recent college graduate who is moving to the city. The third floor unit has windows with southern exposure, 10-foot ceilings, and a balcony. The bedrooms are on opposite ends of the apartment for optimum privacy.
Mr. Kelley and a managing partner at JC DeNiro, Christopher Mathieson, represented the sellers. Jane Martin of the Corcoran Group represented the buyer. Mr. Kelley and Mr. Mathieson recently sold another two-bedroom condo in the same building. That apartment, on the 15th floor, sold for $999,000, even though it is smaller by about 50 square feet, but that could be because of its “phenomenal views” of downtown Manhattan and the Hudson River. Anna Milat-Meyer of Halstead represented the buyer on that sale.
