PARK SLOPE

Six-bedroom Townhouse
Square Footage: 3,840
Asking price: $2.5 million
Selling price: $2.4 million Time on market: 6 weeks

‘TREASURE’ TOWNHOUSE A popular family who lived in their Brooklyn neighborhood for more than four decades decided to sell this townhouse because “it was more house than they needed,” a broker on the deal, Nina Phillips of the Corcoran Group, said. With high ceilings on every floor, wide, square, “beatifically proportioned rooms,” the limestone house, built in 1911, will be a “treasure” once the new owners, a couple moving from the Village, renovates the property. It has triptych-arched windows, five fireplace mantles, and a formal dining room with original wood-paneled walls and beamed ceilings.

TURTLE BAY
310 E. 46th St.

Studio Loft Condop
Square Footage: 975
Asking price: $685,900
Selling price: $670,000
Time on market: 8 weeks

CARRIE MOVES UPTOWN The engagement of an Upper East Side columnist (think Carrie of “Sex and the City,” broker Gina Kuhlenkamp said) meant the bride-to-be couldn’t continue to live in her digs, a converted printing press building near the United Nations, the Bellmarc broker said. “You don’t want to move into her place, you don’t want to move into his place,” Ms. Kuhlenkamp said of the conjugal catch-22. “You want a place where you can get together.” She and her boyfriend (including her 200-pound dog, Chief) have since moved into a rental on the Upper East Side, and she sold the Turtle Bay loft to a radiologist in his 30s who “fell in love with” the condop and its 14-foot-high ceilings. With a “tremendous” living room just begging for fine art and a northern exposure with “sliver of the river” views, the apartment is perfect for the physician whom Ms. Kuhlenkamp describes as a “super nice guy” buying his very first apartment. Making sure the buyer was super nice seems prudent for Ms. Kuhlenkamp: She lives in the building. “I have a new neighbor,” she said.

UPPER WEST SIDE
165 W. 66th St.

Two-bedroom co-op

Asking price: $1.06 million
Selling price: $1.04 million
Time on market: 162 days

IN NEED OF RENOVATION The broker of this deal, Elise Berman of the Corcoran Group, also could offer a testimonial to the buyer, because she lived the apartment building. Ms. Berman recently moved to the East Side after living at 165 W. 66th St. for 16 years. So could regale anyone who asked about the building’s amenities: the 24/7 doorman, the in-building garage, the reasonable maintenance charges, and the health club. The 11thfloor apartment was sold by the estate of a couple involved in classical music, each of whom died within the past few years. It features a separate dining area, opulent storage space, as well as enough room to entertain. Its southwest exposure overlooks the Julliard School and peeks onto the Hudson River. The entire building is “just fabulous,” Ms. Berman said. In fact, the only thing not recently remodeled was the apartment, which was sold to a just-married couple: she’s an attorney, he’s in financial services for an entertainment company. They bought it in its original condition and intend to do substantial renovations. Maybe once the renovations are done, they will see Ms. Berman back in their part of town.”I’m itching to go back to the West Side,” she said. “I’m on the lookout to go back home.” Ms. Berman worked with Margaret Velard.
