3-story townhouse with 2-story, 2-bedroom duplex
Asking price: $3,400,000
Selling price: $3,050,000

PARK HERE This unique West Village townhouse finally has a new owner after nearly six months on the market. At 20-by-82 feet, the building is a block from the Hudson River on the south side of Perry Street between West and Washington streets. It is about 3,322 square feet in size and includes a luxury two-story two-bedroom duplex and commercial space on the ground floor. Purchased for $918 a square foot, the property comes with a rarity in Manhattan: a garage. “The buyer was eager to take possession of the house and pushed for a 30-day closing,” a Massey Knakal partner, James Nelson, said. Mr. Nelson represented the seller with another broker, Robert Burton. The seller has been living in the duplex and running a business from the downstairs space for the past 10 years, and is now moving out of the city, the broker’s associate, Brock Emmetsberger, said. The new owner, who is new to Manhattan, is planning to renovate the building for personal use.
MURRAY HILL

2-bedroom condominium
Asking price: $1,225,000
Selling price: $1,225,000
Time on the market: 4 weeks
IT’S NO DORM ROOM A college student will soon be residing in this 1,200-square-foot, two-bedroom apartment, according to Meredith Fine of BP Vance Real Estate, who represented the seller. The lucky girl’s parents paid cash for the Murray Hill apartment, which has a view of the Empire State Building. The buyers originally offered $5,000 less than the asking price, but the owner held firm. The apartment has stainless-steel appliances, marble baths, and Brazilian cherry wood flooring. New windows drown out the noise of rush hour in Manhattan. “It was a really great layout, and done with the highest quality materials,” Ms. Fine said. Mark Policarpio of Brown Harris Stevens represented the buyers.
