A one-bedroom, 1 1/2-bath condo in the Trump Tower at 721 Fifth Ave. sold recently for $1.6 million, a record for a one-bedroom in the building according to the exclusive broker, Richard Parnell Habersham of Corcoran. The 1,100-square-foot apartment is on the 62nd floor and has an expansive view facing northeast that includes a sliver of Central Park. The buyers were a couple in their 30s who were already living in the building. The seller had purchased the apartment five years ago for less than $1 million, according to the broker. He’s engaged now, and wants a larger home. Mr. Habersham said that while the sale price was great, interest in the apartment was somewhat subdued given the high asking price.”There was interest from those who like Trump Tower, but there wasn’t a whole lot of mainstream interest,”he said.”You don’t get a cattle call for a $1.6 million one-bedroom apartment.”


UPPER EAST SIDE


201 E. 66th St.
One-bedroom co-op

Selling price: $555,000

A one-bedroom, one-bathroom apartment at 201 E. 66th St. closed last week for $555,000.The sellers had purchased the recently renovated, 725-square-foot fifth-floor apartment only 10 months ago. They have since married and now wish to find a larger home.The buyer was a single man who had been living in a studio six blocks away.


There was strong interest in the property, which was on the market for only three weeks, the broker, Steven Weiss of Bellmarc, said. The co-op board, which has a reputation for being tough, approved the candidate, who received financial assistance from his parents. Millicent Buckner of Corcoran represented the buyer.


UPPER EAST SIDE


240 E. 76th St.
Studio co-op
Asking price: $385,000
Selling price: $380,000
Time on market: about 2 months


A studio co-op at 240 E. 76th St sold recently for $380,000. The 450-square-foot, seventh-floor apartment was purchased as a pied-a-terre by a Spanish dentist who lives in Barcelona. He loved the open city view, the sunlight, and the low maintenance charges – $566 a month – Edward Petelis of JC DeNiro & Associates, who represented the buyer, said.


Mr. Petelis said the price was fair: “Not a steal, but by no means overpriced.”


The only issue during the transaction was having to translate documents to English from Spanish and explaining tax records that had been prepared in another jurisdiction.

CHELSEA


555 W. 23rd St.
One-bedroom condo

A one-bedroom, one-bathroom condo at 555 W. 23rd St. closed last week for $685,000. The 634-square-foot apartment was on the ninth floor of a brand-new development and was purchased by a single man from Connecticut. He was sick of the suburbs and wanted something more exciting, said Charlie Summers of Bellmarc, who had been helping him in his search for a new home for the past six months.


His one condition: no co-ops. He didn’t want the hassle and stress of dealing with a strict board. The price, at more than $1,000 a square foot, wasn’t cheap, but the buyer obviously liked what he saw. He agreed to pay the asking price after his first inspection.
