New SoHo Condo Sounds Sweet From the Outset

The Renwick, a condominium under construction at 15 Renwick St. in SoHo, will have many bells and whistles, including a private gym with a trainer, a 50-foot lap pool, an underground garage, and a private library. Perhaps its most unique amenity, however, is the Bang & Olufsen audio-video system that will come installed in all 44 units.
“This is the first luxury condominium development in the United States that will come fully equipped with Bang & Olufsen packages in all of its units,” the director of business-to-business sales at Bang & Olufsen, Domenico Palandri, said.
The Bang & Olufsen system will come as part of an overall home automation system that allows the homeowner to control the temperature, lights, and music with a touch panel. The residences also are designed with a fiber-optic network backbone so that these systems can be controlled through any phone that has Internet capabilities.
The Danish company collaborated with real estate developers PHH Reality Group and the Harch Group on the project. Its audio-video systems will feature the new BeoVision 8 32-inch LCD screen; the BeoSound 4, an audio system, and the BeoLab 4000, a compact loudspeaker.
“It’s a perfect entry-level product,” Mr. Palandri said. “When we were talking about products to include, we wanted these items because they are so flexible.”
Each of the units is pre-wired by Bang & Olufsen so buyers can upgrade to any additional products — free consultation is included.
When completed in the fall or winter of 2009, the Renwick will have an all-glass exterior, reflecting the minimalist, clean-line design of Bang & Olufsen’s products, the developers said.
“We saw that B&O really spoke to the design of our building,” the director of development at the Harch Group, Adrienne Young, said. “Our client is very busy, smart, savvy, technologically advanced. We wanted to give them the convenience of luxury.”
Designed by Ismael Leyva, the Renwick will be a 12-story building with one-bedrooms starting at $975,000, two-bedrooms at $1.6 million, and penthouses at $2.95 million.
“Upon moving in, the last concern a consumer should have is buying an audio-visual system,” Mr. Palandri said. “It’s a necessity of life.”
