America’s Automobile Urban Doom Loop Is Finally Coming to an End

For nearly a century, American cities have been built around one object: the automobile. Parking garages; parking structures; parking minimums that get written into zoning laws. Vast oceans of asphalt surrounding stores, office buildings, restaurants, malls, and apartment complexes. Often parking occupies more land than the buildings themselves. Entire districts exist primarily to store vehicles that, most of the day sit idle.Until now. A technological shift is now quietly under way that could quietly make much of this unnecessary. As self-driving technology matures, private car ownership is beginning to fade. Instead of owning vehicles, people are increasingly summoning transportation when they need it. The car arrives, you ride, and it moves on; no longer does it sit idle for hours in a parking space. Multiply that shift across millions of daily trips, and something remarkable is beginning to happen: cities are starting to find themselves with vast amounts of redundant parking space. All those surface lots, multi-story structures an endless asphalt fields that dominate so many commercial strips presents a rare opportunity for developers and city planners — one that could reshape the character of our cities for generations.The easiest response would be to just build more of the same: larger buildings, denser developments, more concrete filling the spaces where parking once stood. But that would be a failure of imagination.Those acres of asphalt should represent something else entirely — a chance to bring nature back into urban life. We have spent decades designing and building cities that strip nature from our daily experience. The result is an environment that often feels strangely hostile to the human nervous system — efficient, but not restorative. We move through spaces designed for maximum return, with little regard for how they make us feel.City living becomes the concrete jungle — the opposite of home as sanctuary. Humans were not designed for that. We evolved in environments filled with vegetation, moving air, water, and shifting natural light. Our brains and bodies still expect those conditions. When they are absent, the consequences aren’t merely aesthetic. Disconnection from nature erodes well-being. It leaves people mentally fatigued, emotionally agitated, and, over time, spiritually hollow. This is why biophilic architecture — design that integrates nature into the built environment — is not simply a fashionable idea. It is a necessary one.Major cities have parks, of course. New York has Central Park. San Francisco, Golden Gate Park. Chicago, Lincoln Park. But parks are, by definition, islands. They’re blocks of nature set apart from the built environment — places you have to make an effort to reach. Many people, busy with daily life don’t make that effort. Nature becomes something we visit rather than something we live within.Biophilic design proposes a different idea. That nature should be woven directly into the places where people already live, work, and gather. The goal is not simply parks — the goal is presence. Sure, one could argue that “all we need is more trees outside your window”… but it goes beyond that: substantial plantings actually inside your living space. Courtyards filled with vegetation. Walkways shaded by greenery. The calm psychological reassurance of life growing all around you. Nature shouldn’t be a destination. It should an integral part of our daily life.The fragility of existing modern urban systems became clear during the pandemic. San Francisco offers a striking example. As remote work emptied downtown offices, fewer commuters drove their cars to work or used the BART system. With declining ridership came declining revenue, while trains became shelters for the city’s growing homeless population. As commuters avoided the system, ridership fell further. Downtown shops lost foot traffic and began closing. With fewer businesses open, there was less reason to return. A kind of urban doom loop took hold — fewer commuters, fewer riders, fewer shops, fewer reasons to come at all. Parking lots became superfluous.Of course New York is not San Francisco, its scale and density create different dynamics. But it can take advantage of an opportunity to redesign our cities for how we use them today and beyond. It’s not only parking lots, but office buildings too. Remote work all over America is not going away. Urban environments thrive when people feel drawn to them — when streets and spaces invite human presence rather than repel it. Yet property development has long followed a different logic. Maximize the investment, the density, and the return.Too often, that equation produces ugliness. When multiplied across entire neighborhoods, the consequences of ugliness is not pretty. It drains vitality, erodes civic pride, and adds to the fatigue of modern urban life. Built environments shape the human spirit more than we tend to admit. We design our cities — and then our cities redesign us.The acres of parking that may disappear in the autonomous-vehicle era offer a chance to rethink this pattern. Instead of endless parking rows and heat-radiating asphalt, imagine tree-filled courtyards and shaded walkways lined with gardens. These wouldn’t be isolated green spaces, but integrated living environments with outdoor space an integral part of the design rather a decorative afterthought.Cities would still function as centers of commerce and culture but they would begin to feel more like places designed for humans rather than machines. The 20th century designed cities for cars. The 21st century may finally have the chance to design them for people.
